Major Land Sales and New Housing Developments Transform Dongtan 2 City

Key sites in Dongtan 2 Techno Valley are up for sale, alongside new apartment launches in the area.

In a notable shift within the real estate market, three large parcels of land in the Dongtan 2 Techno Valley, located in Hwaseong, Gyeonggi Province, have simultaneously entered the sales market. This development comes as the housing sector grapples with high interest rates and rising construction costs, which have dampened real estate activities.

As of April 14, 2026, the three land blocks in the Yeongcheon-dong area of Dongtan 2 Techno Valley have initiated exclusive sales procedures. The properties include Yeongcheon-dong 838 (Site 19BL, 12,309.7㎡), Yeongcheon-dong 847-5 (Site 27-5BL, 10,692㎡), and Yeongcheon-dong 859-2·3 (Site 52-1·2BL, 11,728㎡), bringing the total area to 34,729.7㎡. A key advantage of these sites is that all payments for the land have been completed, eliminating any obstacles to ownership transfer and project initiation.

All three plots have already secured building permits, allowing for immediate project commencement without the usual regulatory uncertainties. Each block offers differentiated utility according to the district unit plan. For example, Site 19BL permits the construction of knowledge industry centers, tourist accommodation facilities, officetels, and neighborhood commercial facilities, all of which have received building approvals. Site 27-5BL is designated for a typical industrial site, allowing for knowledge industry centers and dormitories. The third site, 52-1·2BL, can accommodate large-scale knowledge industry centers and support facilities, with the option for subdivided sales.

Negotiations for the sale of these properties are currently underway, either collectively or individually, with detailed documentation available for prospective buyers. Hong Seok-jun, the representative of Jun Building Real Estate Agency, emphasized the strategic location of these sites, stating, "These properties are adjacent to the Giheung-Dongtan IC of the Gyeongbu Expressway and the Second Gyeonggi Circular Highway, offering excellent connectivity." He added that the proximity to Samsung Electronics' Nano City in Hwaseong and Giheung campuses enhances their appeal. He noted, "It is rare to see large plots exceeding 10,000㎡ being supplied simultaneously within Dongtan 2 Techno Valley, which is expected to generate competitive interest from large construction firms, asset management companies, and mid-sized enterprises looking to establish headquarters."

Meanwhile, the residential market in Dongtan 2 is also experiencing a surge in interest, particularly with the launch of new apartments in the area. Han Construction announced the sale of 'Dongtan Gwen 160' on April 14, 2026, located in the new residential cultural town, the last residential area in Dongtan 2. This complex comprises 160 units with sizes ranging from 102 to 118㎡, spread over a basement and four floors, primarily featuring larger floor plans.

The standout feature of Dongtan Gwen 160 is its 'wide terrace home' design, which provides some units with spacious terraces and loft spaces, catering to residents' lifestyles. Each unit is allocated an average of 1.86 parking spaces, and the complex is planned as a car-free, park-like environment, enhancing residential comfort. Educational and living infrastructure is also strong, with Hyunmin Elementary School and an affiliated kindergarten located just a two-minute walk away. Middle and high schools are set to open within walking distance in 2026 and 2027, respectively.

Future developments will improve accessibility to the Dongtan area, particularly with the anticipated opening of the Dongtan Tram Line 206, which will connect residents to the GTX-A and SRT lines at Dongtan Station. Nearby, a park spanning approximately 15,200㎡ is planned, along with proximity to Dongtan Daol Park and Wangbaesan Sports Park.

A representative from the sales team commented, "Dongtan Gwen 160 offers a rare opportunity to enjoy both the tranquility of country living and the conveniences of a new city. With ample parking and a unique layout, we expect strong interest from buyers looking to upgrade their living conditions in Dongtan." The model house for the development is set to be located in Yeongcheon-dong, Hwaseong.

In addition to these residential projects, the real estate market is witnessing the strategic significance of infrastructure developments, particularly tunnels that connect regions. The opening of the Pilbong Tunnel in April 2022, linking Osan Segyo District and Dongtan 2 City, drastically reduced travel time between the two areas from 40 minutes to just 10 minutes. Following this development, property values in the Segyo District saw a notable increase as residents benefited from enhanced access to Dongtan’s superior commercial and cultural amenities.

Currently, the establishment of the Namsa Tunnel is underway, which will connect the Dongtan 2 New Residential Cultural Town with the Yongin Advanced System Semiconductor National Industrial Complex in Namsa-eup, Yongin. Completion of the Namsa Tunnel and the extension of National Route 84 is expected to significantly improve accessibility between Dongtan and Yongin, positioning the Dongtan New Residential Cultural Town as a prime location for residents working in the Yongin semiconductor cluster.

The 'Dongtan Paragon 3rd Phase' project is also set to launch in the Dongtan 2 New Residential Cultural Town, featuring a large complex with two basement levels and up to 20 floors, comprising 1,247 units with sizes between 82 and 108㎡. As a public-supported private rental housing project, it allows residents to live without the burden of property taxes or acquisition taxes for up to ten years. This feature makes it an attractive option for potential buyers who may find immediate home purchases financially challenging.

With a floor area ratio of 140% and a low building coverage ratio of 12%, the development will be a park-like complex filled with diverse landscaping and amenities, including walking paths, themed gardens, fitness centers, and indoor golf practice areas. The innovative design aims to maximize natural light and ventilation in the interiors, creating a high-quality living environment.

The model house for the Dongtan Paragon 3rd Phase will be established in Yeoul-dong, Hwaseong, providing potential residents with a glimpse of the future living experience in this rapidly developing area.
